Narrative:
I was the first officer and pilot flying in the right seat of our passenger trip on aircraft X from ZZZ-ZZZ1. After reading the feasibility notes in the brief we decided to get our clearance via the landline on our taxi out and we briefed to takeoff runway xx. Runway xx was the runway we used to land and was being used by other planes in the pattern as the wind was calm. As we started to taxi; I called on the unicom our position and that we were taxing to runway xx. As I did this a plane was landing on runway xx. After I made the radio call I used my company cell phone and made a call to TRACON and the captain took over the radio calls on unicom. After getting the clearance I was told to call [frequency] to get the release. After hanging up that is what I did. The ATC controller said another plane was coming in and he needed them to cancel. I informed my captain as we pulled up to the hold short line for runway xx. From what I heard on unicom; after switching back over; the plane we were waiting for was aircraft Y and he said he was landing on runway xx. Shortly after that; aircraft Y canceled IFR and TRACON called us on [frequency] and released us with a 10 minute widow to takeoff. After switching back to unicom again I informed the captain we were released. I heard aircraft Y make another radio call and we decided to takeoff. I made the radio call on unicom with our intentions to takeoff runway xx and follow the SID. I looked right and saw no one on final or on the runway for runway xx. We taxied onto the runway and lined up. The captain transferred control to me. But before I could push the power levers; aircraft Z announced he was turning a one mile final. As he said this I saw him mid base turning what looked like inside of a mile final. I announced to my captain that a plane was turning final. He made a radio call that we were on runway xx but would taxi clear. As aircraft Z rolled wings level on short final he said aircraft a had just landed on runway xy. I looked down the runway and could then see a small landing light. Aircraft a had never made a radio call and I did not see him when I looked down runway xx when we were taxing onto the runway. It even caught aircraft Z on the very short final off guard and he had to go around. Aircraft Z and aircraft Y started to have a conversation about that plane and what runway there were going to use as we taxied to runway xx. Aircraft Y wanted runway xx; aircraft Z wanted runway xy. Just as we approached F4 on the way back to runway xx; aircraft a turned a low crosswind over us and looked like it was heading west into the downwind area of runway xy. Since aircraft a; that again never made a radio call; was headed west and aircraft Y and aircraft Z were now north west of the field we took off and headed south away from the airport. ZZZ is too busy of an airport to not have a control tower. This is not the first time I've been at ZZZ and seen this same type of issue.it was my fault for not seeing aircraft a on runway xy. I did look when we took the runway but just didn't see him and since he never made a radio call I was not expecting to see him. I don't know if he was on the ground or short final when we took the runway. I never heard aircraft Z announce his base turn or in pattern for runway xy. Maybe he made those calls when I was talking to TRACON. Even though I didn't know he was in the pattern to land runway xy; I am thankful he did was. If he hadn't turned final after we announced we were taking off we would have continued the takeoff having never seen aircraft a until it was too late.
