Narrative:

We were set up for the visual backed up by the ILS DME to the runway. At approximately 2;000 ft after calling for flaps 25; I heard an aural warning. I was about to call for flaps when I noticed the 'te flaps asym' EICAS message. The handle was selected at 25 flaps but the flap gauge read 20 (both left and right). I brought the malfunction to the captain's attention. We decided to increase the reference speed to flaps 20; armed the auto brakes to 3 and touched down exiting off the runway at taxiway D. We did not declare an emergency. In hindsight; we could have; but I never felt that it warranted a 'mayday' call because I never felt that safety was compromised.

Title: A B757 EICAS alerted 'TE FLAPS ASYM' at 2;000 FT as flaps 25 was selected with the flaps remaining at 20. The crew increase landing speed to REF 20 and landed without declaring an emergency. Safety of flight was never in question.
