Narrative:
At ZZZ airport, instructor and student were attempting a single engine approach to runway 30. The mixture for the right engine was full lean to simulate engine failure. The left rudder trim was deflected full left. The student flared too high above the runway, and the instructor stated that more power should be added to soften the landing. The student added power to the working (left) engine. No rudder was added and the aircraft yawed to the right of the runway. The instructor added mixture to the right engine, but it did not compensate for thrust from the left engine. Both student and instructor attempted to pull up on the yoke, and the aircraft banked to the right. The right wing and flap impacted the taxiway D sign. The flap was bent at a 90 degree angle on the right side and pressed against the fuselage. The flap on the left could not be pulled up and remained down 40 degrees. The instructor declared an emergency and landed the aircraft on runway 3.

Title: PA34-200 STUDENT AND CFI, PERFORMING A SIMULATED ENG OUT LNDG AT ZZZ, US, WERE UNABLE TO COMPLETE THE MANEUVER SUCCESSFULLY, CAUSING DAMAGE TO THE ACFT.
Narrative: AT ZZZ ARPT, INSTRUCTOR AND STUDENT WERE ATTEMPTING A SINGLE ENG APCH TO RWY 30. THE MIXTURE FOR THE R ENG WAS FULL LEAN TO SIMULATE ENG FAILURE. THE L RUDDER TRIM WAS DEFLECTED FULL L. THE STUDENT FLARED TOO HIGH ABOVE THE RWY, AND THE INSTRUCTOR STATED THAT MORE PWR SHOULD BE ADDED TO SOFTEN THE LNDG. THE STUDENT ADDED PWR TO THE WORKING (L) ENG. NO RUDDER WAS ADDED AND THE ACFT YAWED TO THE R OF THE RWY. THE INSTRUCTOR ADDED MIXTURE TO THE R ENG, BUT IT DID NOT COMPENSATE FOR THRUST FROM THE L ENG.
